Start with the investor, not the listing
A sound land decision begins with three clear points: available budget, how long the capital can remain invested and the level of uncertainty the investor can accept.
Examine the actual plot
Location, road access, frontage, title structure and planning records must be reviewed together. Two neighbouring plots can have very different investment characteristics.
Do not replace records with rumours
Local expectations may be useful context, but they are not official evidence. Field observations and current public records should support every decision.
