How to Read a Regional Analysis: Six Checks for Every Plot

1. Position and growth direction

Review the plot in relation to existing settlement, transport routes and the city's actual direction of growth.

2. Road access and frontage

Legal and physical access can materially affect use and value. A road nearby is not the same as documented access.

3. Title and ownership

Ownership ratios, annotations and boundaries must be verified from current records.

4. Planning status

Current plans matter more than unverified future expectations.

5. Time horizon

Land is rarely a uniform short-term product. The appropriate holding period depends on the plot and investor.

6. Comparable evidence

Advertised prices are not completed sales. Comparisons should be recent, local and adjusted for plot-specific differences.
