
Understand what you are buying
A share in a title deed does not automatically identify a physically separated piece of land. The ownership ratio, use arrangements and the rights of other shareholders must be understood.
Review the complete record
Check annotations, restrictions, litigation, access and any existing allocation agreement. Independent legal advice is valuable before signing or paying a deposit.
Inspect the land
A title record alone cannot show road access, terrain, current use or neighbouring conditions. A field visit remains essential.
